What is an EICR?
An EICR is a formal document that is produced following a detailed assessment of the electrical installation within a property. Think of it as an MOT for your home's wiring. A qualified electrician carries out this inspection to ensure that the installation is in a safe and serviceable condition. It will identify any defects, deterioration, or non-compliance with the current electrical safety standards.

How often do I need an EICR?
The frequency of an EICR depends on the type of property and its use: Private Rented Properties: Every 5 years, or at the beginning of a new tenancy. Owner-Occupied Homes: It is recommended to have an EICR every 10 years. Commercial Properties: Depending on the type of business, this can range from every 1 to 5 years. Industrial Premises: Typically every 3 years. A qualified electrician may also recommend a shorter interval between inspections if the installation is old or has been poorly maintained.

What happens during an EICR inspection?
During an EICR, a qualified electrician will carry out a series of tests and visual inspections on your property's electrical installation. This will include: Consumer Unit (Fuse Box): A thorough check of the main hub of your electrical system. Wiring and Circuits: Testing the integrity of the wiring to ensure it is safe and has not deteriorated. Sockets, Switches, and Light Fittings: A visual inspection to check for any signs of damage or wear and tear. Earthing and Bonding: Ensuring that the installation is correctly earthed to prevent electric shocks. The electrician will need to disconnect the power for a period to carry out some of the tests safely.

What if my EICR is 'unsatisfactory'?
If your EICR report is deemed "unsatisfactory," it means that C1, C2, or FI observations have been made. You will need to arrange for a qualified electrician to carry out the necessary remedial work to rectify these issues. Once the work is completed, you will be issued with a new "satisfactory" EICR or an Electrical Installation Certificate (EIC) for the work carried out, which will prove that your property's electrics are now safe.
